i live in socal

i have my whole lawn covered in about.. 9 year old marathon sod, i hate it, needs too much water to be green, makes my legs itch when i sit in it, and its pretty coarse
what kind of grass should i seed next?? im planning to take it all out and till the soil and replace the whole network of sprinklers.
btw this in southern ca (hot summers, warmer winters)
You need a warm season grass. Some of your options are Zoysia, Bermuda and St Augustine. St. Augustine is Susceptible to a viral disease known as SAD or St Augustine Decline. Not much is known about it except it is a virus and there isn’t anything that can be done once you get it. Bermuda is nice however it requires extra applications of fertilizer than Zoysia does.
I’d stay away from St Augustine because of the situation described above. If you’re up for extra work and want a beautiful yard plant bermuda otherwise go with Zoysia.
